For years now, JD and I have talked about purchasing property. The conversation always focused on the number of acres, distance from the city, obviously price point, type of property (wooded or pasture), and timing of said purchase.
Well, timing is really nothing and everything all at the same time. Considering I just dropped $20k cash (new windows, redone garage, and new roof) in a matter of 5 months, a down payment on a farm was the very last thing on my mind. Oh, and we were told that our rental property will also need a new roof.
Since we have been looking for property for so long, we decided on a location and a Realtor in the area who would know the market best. We had set up automatic notifications with the criteria we were looking for. After so many email notifications, I finally received a notification that piqued my interest on Wednesday 2/5/25.
I sent the email to JD and told him I found our farm. I then proceeded to contact Megan (our Realtor) that we wanted to tour the property. We were set to view the property on Saturday 2/8. We went back to her office to draw up an offer. We asked for a response by 5pm on Monday. The selling agent said it probably wouldn’t be until then and Megan assumed it was because the Superbowl was on Sunday. Knowing this, drove home to continue on with our weekend.
Sunday morning as we were getting around for the day, Megan called me. Well this could either be them countering or accepting our offer so I answered cautiously. She said she had heard back from the selling agent which was a surprise to us all. The seller had accepted our offer!
